What is a cashback mortgage?

With a cashback mortgage deal, you will get an agreed lump sum of money back from your chosen lender once the mortgage has completed. This sum can be a fixed amount (for example £200) or be calculated as a percentage of the amount you’re borrowing (for example 1%). The benefit to a cashback mortgage is that it can help recover some of the costs of purchasing your home or pay towards furnishing it.

Representative example

A mortgage of £155,000 payable over 25 years initially on a fixed rate for two years at 1.84% and then on our current standard variable rate of 3.99% (variable) for the remaining 23 years would require an initial payment of £887.19, 25 monthly payments of £644.97 and 274 monthly payments of £802.77.

The total amount payable would be £238,194.42 made up of the loan amount plus interest (£81,948.25), a completion fee (£999), a telegraphic transfer fee (£30) and an account management fee (£195 - paid upon redemption).

The overall cost for comparison is 3.7% APRC representative.

Cashback mortgage FAQs

The cashback is paid to your solicitors with the loan amount on the day of completion. They then distribute the money accordingly.

Mortgage cashback is not taxable, so long as it’s paid in one lump sum and does not impact the price you pay for the property. In other words, if you buy your home for £150,000 and get £250 cashback on your mortgage, the cost of the property is still £150,000. The purchase price has not reduced as a result of the cashback.
